The room was a bit smaller than expected, with a hard bed and no view to enjoy, all for nearly $200. The air conditioning fluctuated from cold to too hot, and the location placed me right by a noisy conference room entrance. The bathroom showed signs of age, with stained tiles and mold in corners.

I had a mixed experience at the hotel. Although the rooms could do with an update and had mold on the roof in the bathroom, I found them clean and comfortable. The lack of food facilities onsite was a downside, but the amazing views of the water from the pool and spa across the road made up for it. Working with power points was a bit of a hassle, but ending the day in the fantastic spa downstairs was a highlight.

The building is in a very poor state and needs a massive revamp. Despite the damp smell and lack of ferry details to Scotland Island from the receptionists, the hotel is in a great location next door to the Arms. For what I needed, the price was well priced.
